Assessment A good audit sets the stage for the entire program. Upon completion of this assessment, we have solid information regarding the building's feasibility for lighting, HVAC, controls, and other upgrades, as well as its potential for renewable energy sources. We go beyond the typical business case to identify implementation timeframes and potential impacts to tenants. - Independent energy audit - We work with LEED accredited engineers to provide a comprehensive review of the site's energy usage profile and create a list of options to pursue more efficiencies.
- Business case – We build a comprehensive economic case for projects, incorporating tax incentives and financing options.
Demand Reduction Having established the building's baseline profile, we can implement a variety of projects to reduce current usage, including: - Recommissioning - We can do this on a periodic schedule to ensure the equipment continues running in spec.
- Lighting retrofit
- HVAC upgrade
- Controls
- Clean/Green Roofs
We work closely with management to identify those measures that can be implemented with least financial and operational impact. This flexibility enables our clients to see results early before moving forward on the more expensive and onerous upgrades. Alternative Energy Sources We go beyond the typical types of energy efficiency upgrades and review the site's capability for alternative energy solutions. This is from both the technical and economic standpoint, we will build and review the appropriate business case. - Solar
- Wind
- Fuel Cells
- On site CHP
The technological and financial climate for alternative energy solutions is rapidly changing. As we create long term relationships with our clients, we are able to periodically revisit the business case and move forward when the numbers make sense. Monitoring and Maintenance A critical piece to driving energy efficiency is ongoing diligence. We don't leave after completing upgrade projects, rather we develop a long term relationship with clients so we can identify problems and/or potential areas for improvement. - Monthly bill review and analysis
- Ongoing recommissioning program
- Periodic reviews and adjustments
- Continued assessment of renewable sources
- Energy procurement
We maintain a focus on our client's bottom line, month after month. If we need to make additional improvements to keep driving costs out of the budget, we're in a position to do so. |
